Hazel Brooke, Spaglen, Mallow, Co. Cork
Greenstone Properties Ltd. is applying for a 5-year planning permission for a strategic housing development which will include a mix of residential units, a creche and amenities at Hazel Brooke, Spaglen (townland), Mallow, Co. Cork.
This site, which is 5.54 hectares in area, is located to the north east of Mallow town centre, within the defined settlement boundary of the town. The newly adopted Kanturk Mallow MD LAP includes the specific residential zoning objective: MW-R-03. This objective requires a Medium ‘A’ Density residential development. The proposed development will ensure the completion of the unfinished estate of Hazel Brooke situated to the north of the subject site. In line with the objectives of the Kanturk Mallow Municipal District Local Area Plan for 2017, the proposed development, which qualifies as a Strategic Housing Development (SHD) under the provision of the new Planning and Development (Housing) and Residential Tenancies Act 2016, comprises:
- The construction of 149 no. residential units to include 105 no. dwelling houses (comprising a mix of 2, 3 & 4 bed, detached, semi-detached & terraced/town houses); 44 no. apartments (comprising a mix of 2 & 3 bed duplexes/apartments in 9 no. three storey blocks); and 1 no. creche;
- The provision of landscaping and amenity areas to include 3 no. local play areas and 3 no. neighbourhood play areas;
- All associated ancillary development to include the provision of improved pedestrian facilities including the installation of dropped kerbs and tactile paving, new pedestrian crossings and the realignment and improvement of the Spa Road junction and footpaths to the west, lighting, drainage, boundary treatments and bicycle & car parking and bin storage.
